OR wins corporate project in Itaim Bibi, São Paulo.
This April, OR won the service agreement for the construction of Vista Itaim in São Paulo. The project includes corporate floors and integrated shops, with an estimated Gross Value of BRL 220 million.
The construction of the development will be the final stage of the service provision process to the client, which was initiated by OR in the land acquisition phase, followed by the development of projects, municipal and state heritage approvals, and obtaining the construction permit.
Vista Itaim is located at one of the most prestigious intersections in São Paulo, between Av. São Gabriel and Av. Brigadeiro Luis Antônio, just a few meters away from the Hotel Unique. It is situated in the Itaim Bibi neighborhood, which connects Parque do Ibirapuera and Av. Juscelino Kubitschek.
Currently, Itaim is one of the most highly valued neighborhoods in the city. It serves as the headquarters for major companies such as Google, Facebook and other industry leaders in technology, finance and advertising. The area is renowned for its excellent restaurants and bars, offering a wide variety of culinary options. Additionally, Itaim provides easy access to the main attractions and points of interest in São Paulo.
The development is built on the foundation of sustainability as its main pillar. In addition to the modules of natural green walls distributed along its façade, Vista Itaim will feature 620m² of permeable green area with the planting of 30 trees surrounding it; will incorporate a rainwater harvesting system for reusing water to irrigate its landscaping; will feature efficient (low-e) glass windows and a Variable Refrigerant Flow (VRF) air conditioning system, both designed with the aim of significantly reducing energy consumption; will include a bicycle parking facility with separate changing rooms for men and women, aiming to encourage the use of non-polluting transportation for daily commuting, among others.
Vista Itaim will be developed following the principles of LEED Core and Shell certification, aiming to achieve the Silver level. Awarded by the Green Building Council (GBC), the certification entails adopting construction measures that aim to optimize resource efficiency and reduce socio-environmental impacts.
