  • OR completes another development in Reserva do Paiva and celebrates the early delivery of the second phase of Verano

    Since the end of the pandemic, Reserva do Paiva has become an increasingly valued housing alternative because it adds security, quality of life, urbanization and more and more services available to its residents. At the beginning of 2024, OR, which was responsible for the initial master plan and for the entire design, implementation and development of the planned neighborhood, has a lot to celebrate. At the same time as delivering the final stage of Residencial Verano, which has been brought forward by six months, the builder and developer is preparing for yet another launch and is taking another step up the ladder of credibility it has been building with its operations in the region.

    Verano is OR’s seventh residential development in Reserva do Paiva. With 98% of the 208 units sold, the condominium has 03-suite apartments with 97m² spread over four towers. Since success doesn’t happen by chance, OR’s developments in Reserva do Paiva combine a series of requirements and differentials aligned with the proposal for quality of life, innovation and the concept of sustainable housing proposed by the planned neighborhood.

    “We had several concerns when designing the Verano. This includes conscious consumption of resources, protection and respect for the environment and the surrounding communities. Committed to sustainable real estate development, OR is a founding member of the Green Building Council of Brazil and has delivered more than 20 certified buildings. It is currently one of the companies with the largest number of green developments in Brazil, expanding its contribution to the construction of smart cities,” explains Pedro Pessoa, Managing Director of OR in Pernambuco.

    Inside Verano

    Residencial Verano has a privileged location in front of Parque da Lagoa, overlooking the lagoon, river, sea and surrounded by greenery on all sides. With this, OR shows that living integrated with nature is a possible lifestyle. The residence has 97 m² apartments spread over four 13-storey towers called Amalfi, Maiori, Positano and Ravello, names that refer to the charming Italian seaside resort of the Amalfi Coast.

    Sustainability is not restricted to words. In this condominium area alone, there are 9.5 thousand square meters of green area, with 48 species of plants; highly energy-efficient equipment, individual metering of energy, gas and water consumption (encouraging conscious consumption of resources); selective collection garbage cans (encouraging waste recycling) and accessibility in the development’s common areas.

    In each Verano tower, clients have the option of two exclusive Jardim apartments on the first floor, with 200m² – a concept brought to us by OR that ensures practicality and all the advantages of apartment living, without giving up the comfort and welcome of a home. Among the 208 units, there are eight garden apartments and 200 Type apartments, measuring 97m². All units have a gourmet balcony and two parking spaces.

    With the exception of the beach tennis court, all the leisure facilities in the residential development were delivered in the first phase of the development, in January 2023. The leisure facilities include a club with: gym, toy library, cinema, gourmet space, mini-market, 25m lap pool, children’s pool, coworking rooms, party room, games room, cross-training room, spa with massage rooms and sauna. Outside, there is a picnic area, children’s playground, pet place, orchard, hammock and zip line.

    In the sports area, there is a society court, tennis court, beach tennis court, barbecue area, outdoor gym, futmesa (table soccer on a pitch) and slackline. The condo’s garage structure offers a pet shower, a space dedicated to the hygienic care of pets, bike racks with shared bikes, bike wash, car wash, tire air gauges, docks, a surfboard rack with shared surfboards, a driver’s room, a charging point for electric cars and spaces for loading and unloading. All the leisure areas were delivered equipped, according to the interior design project signed by architect Romero Duarte.

    History of OR in Reserva do Paiva

    Reserva do Paiva, the first and only 100% planned neighborhood in Pernambuco, is a landmark of urban planning with complete infrastructure for housing, leisure, work and tourism. The venue is aimed at the local public, with international standards and a masterplan developed by OR. The company participated in the construction of the existing infrastructure and developed many of the projects that still exist in the region today, especially the neighborhood’s two public parks, Parque da Lagoa and Parque do Paiva. The neighborhood is integrated into the exuberant natural setting of Praia do Paiva.

    To ensure the sustainability of the neighborhood, the OR created the Associação Geral da Reserva do Paiva (AGRP), an innovative governance structure with the aim of looking after the common interests of the public and private sectors. Its role is to promote neighborhood organization and integration between the development and the surrounding communities. Working with public authorities, it is concerned with guaranteeing the quality of local infrastructure, the efficiency of common services, the socio-environmental sustainability of the region and the good coexistence of the population.
