  • OR delivers the first phase of Verano residential complex, at Reserva do Paiva

    Last Saturday (04), OR held the event for the delivery of the first phase of Verano residential development, at Reserva do Paiva – PE. The moment of celebration brought together the future residents of towers 1 and 2 and some players in the local real estate market.

    “This is the moment of another development being delivered by OR. As a team, we are very pleased with the satisfaction of our clients when they see all the common areas all set and equipped for when they come to live here soon,” said the director of OR in Pernambuco, Pedro Pessoa.

    This is the seventh residential building to be delivered by OR in Reserva do Paiva, a true sales success in the local real estate market.

    The first phase is 100% sold. Considering also the second phase (towers 3 and 4), with delivery scheduled for June 2024, the entire development is currently 87% sold.

    Sophisticated housing, with quality of life, integration with nature and practicality for daily tasks, are the benefits that the new option in Reserva do Paiva brings. Verano residential complex has a privileged location, in front of Parque da Lagoa, with a view of the lagoon, river, sea, and surrounded by forest. With this project, OR shows that living integrated to nature is a possible lifestyle, uniting sophistication, the main characteristic of its developments, to quality of life.

    The apartments are offered in four 13-story towers, named Amalfi, Maiori, Positano and Ravello, names that refer to the charming Italian seaside resort of Costa Amalfitana. In addition, in each Verano tower, clients have the option of two exclusive 200m² garden apartment units on the first floor – a concept created by OR as a mix of house and apartment. Altogether, there are 208 units, of which 8 are garden flats, and 200 are Type flats, with 97m². Every unit in the residential development has a gourmet balcony and two parking spaces.

    Upgrade and Enhancement

    According to OR’s director in Pernambuco, Pedro Pessoa, compared to all other high-standard developments already delivered by OR, Verano is the most complete and innovative one, because it brings more modern common area and leisure options, suitable to the current post-pandemic reality. “With the need for social isolation, brought on by the Covid-19 pandemic, many condominiums have become interested in convenience services to further ease residents’ lives. Even with the ‘return to the new normal’, structures of this nature are still expanding and seem to be here to stay. One of them is the mini-market, a small convenience store installed inside condominiums, where purchases are made via self-service. The residential development will be delivered with the mini-market already set up”, he details.

    Verano’s self-sufficiency can also be seen in the condominium’s other leisure items, such as the gym and cross-training space, co-working and pet shower. Other facilities available for the future residents is the car wash, a place with equipment for washing cars, calibrating tires and minor maintenance, as well as a specific environment for washing bicycles, the bike wash.

    The space brings safety, practicality and ease of keeping the means of transport sanitized in the condominium itself, bringing great savings in time and expenses. Next to the car wash, a common-use space for charging electric cars will also be provided.

    The clients who bought an apartment in the first phase of the development obtained more than 30% appreciation in the property in one year, with the prospect of exponential appreciation after delivery of the development. The numbers show that this residential development is profitable also for the investing public.

    Architectural design

    With a distinctive architecture, the innovative project has the signature of the Rio de Janeiro architect Daniel Gusmão. The main access to the towers was enhanced through a social hall with an imposing double height ceiling, more than 5 meters high. The residential development follows the same line as the other OR developments in Reserva do Paiva: large plots of land, appreciation of green areas, complete and equipped leisure structure, concern in providing cross ventilation in the apartments, use of natural light, rational use of water and energy, and attention to accessibility and sustainability.

    Apartments

    The 97m² Verano Type apartments have three floor plan options designed by architects Roberta Borsoi, Romero Duarte, and Mônica Paes. In order to adapt to the different needs of the families, the three architects made proposals with variations in the location of the master suite, with the versatility of giving up one of the bedrooms to enlarge the living room, or the creation of a home theater, with the option of transforming the outbuilding into an office; plus the option of a jack and jill-style bathroom.

    For those looking for a more private environment, the alternative was to combine two rooms to form a super suite with cloffice (office in the closet). The garden apartments have the same floor plan configuration as the Type apartments, but with the differential of a gourmet balcony integrated to the garden, the deck, and the private pool, which creates the atmosphere of a house.

    Complete structure of common area and leisure

    All the leisure items of the residential development will be delivered in this first phase, except for the beach tennis court. The residential offers a complete and equipped leisure structure, including a gym, toy room, movie theater, gourmet space, mini market, swimming pool with a 25m lane, children’s pool, co-working rooms, party room, game room, cross training room, spa with massage rooms, and sauna. Its external area has a picnic area, playground, pet place, orchard, hammocks, and zip line.

    The sports area has a society field, tennis court, beach tennis court, court support with charcoal grill, outdoor gym, table football, and slackline. The condominium garage structure offers bike racks with shared bikes, bike wash, car wash, air gauge for tires, docks, boarding house with shared boards, driver’s lounge, charging points for electric cars, and spaces for loading and unloading. The leisure areas will be delivered equipped and decorated by architect Romero Duarte.
