  • OR launches residential project Monvert in Salvador

    OR launched today (December 18) the residential project Monvert in Salvador. The launch event was held at the Odebrecht office and was attended by more than 500 brokers from various real estate brokerages.

    The name Monvert refers to the French expression “mon vert,” which means “my green.” The residential project marks OR’s return to Horto, a luxury launch. It is worth noting that OR was one of the pioneers in developing the region through projects such as Vale do Loire, Albalonga and Chácara Suíça. Construction work is expected to begin in 2019 and the project should be delivered in 2023.

    Monvert will feature two towers, whose names are inspired by regions in France – Auvergne and Burgundy –, consisting of 34 and 36 floors, respectively, totaling 140 units. The Burgundy tower spans 230.32 m² and the Auvergne 285.54 m². Both have two apartments per floor, with a private social hall and four suites. The team handling the project consists of renowned professionals such as Sidney Quintela (architecture), Alex Hanazaki (landscaping) and Flávio Moura (interior design).

    Luxury
    The entire project was designed according to luxury standards and values innovation and technology. The condominium will have an artificial intelligence application with biometric door locks, assigned parking with a structure for electric kit to charge electric cars and apartments prepared for automation. The infrastructure also includes a central square with adult and children’s pools, yacht bar, tennis court, gourmet space, party room for adults and kids, toy room, playground, health space (covered lap pool, massage room and sauna), gym and sports bar (games and bowling room), as well as a green area with a lookout point integrated with the original vegetation.

    The units will also have bed-type service elevators, four parking spaces per apartment, parking for visitors, specific area for garbage collection in each floor, power generator for elevators, green area of approximately 2,600 m², two lighting spots per apartment, car wash (pay-per-use system), resting room for drivers and access through two different gates (Rua Estácio Gonzaga and Rua Desembargador Plínio Guerreiro).

    The project is also surrounded by an excellent service infrastructure in the neighborhood, which today is one of the poshest in Salvador, with easy access to drugstores, schools, supermarkets, bakeries, restaurants and shopping malls. “This residential launch is part of the developer’s commitment to the economic development and improvement of society: the project will create 1,500 direct jobs,” said Eduardo Pedreira, OR’s managing director for the Northeast region.

    My green
    Sustainability is a strong asset in the Monvert project, given that the new residential complex features technologies that preserve the environment. To ensure sustainable practices, the project will have a solar energy station to supply power for lighting the common areas, promoting energy efficiency, as well as presence sensor lighting in technical and service areas, LED lighting, infrastructure for individual water measurement, photovoltaic panels for power generation, bicycle parking, water reuse systems and a greywater treatment station, which enables adequate management of water resources.

    Thanks to these practices, Monvert is a candidate for the Green IPTU program, an initiative of the Municipal Government of Salvador to encourage real estate projects to implement sustainability initiatives. Based on the actions implemented, the project is assigned a score, which is converted into IPTU tax deductions. The categories are Bronze, Silver and Gold (certification given to projects with 100 points or more).

    The project also qualifies for the Edge (Excellence in Design for Greater Efficiencies) certification, a platform that classifies sustainable actions and informs the consumer how much water and energy are actually saved when they acquire a project with the certification.

    Sustainability is also present in the 3,500 m² forested square, which offers the ideal opportunity for strolls and diverse forms of outdoor leisure with the family, all in complete safety. Inspired by the perception that green connects people, Monvert also offers the experience of integration with nature through a preserved green area with a lookout point integrated to the vegetation. Among the plant species OR will preserve in the area are bamboo, Brazilian peppertree, avocado, cashew, espinho cheiroso, mango, ouricury palm and sucupira.
