Just over a year after the beginning of the works, the Monvert project – an OR project being built in Horto Florestal, neighborhood of Salvador – won the EDGE seal for sustainable construction, a certification created by IFC (International Finance Corporation), a member of the World Bank Group. The project is the first residential in the North and Northeast to receive certification, and reinforces OR’s values ??of always innovating to generate the best possible experience for its client.
More than a title, the certification will bring benefits to the residents of the enterprise, with the reduction of expenses generated in the common areas, through more sustainable facades and installations, low consumption equipment, in addition to water reuse and energy generation systems. photovoltaic. The reduction will also be provided in private units with systems that contribute to greater thermal efficiency of air conditioning, lighting, and reduction in water consumption with flow reduction devices in metals and vessels.
The certification is global and granted to enterprises that manage to reduce by at least 20% the use of water, electricity and also the energy used in the manufacture of the materials used in the project. Monvert, which started to be built in September last year, with delivery scheduled for 2023, achieved, this month, efficiency close to 40%, surpassing this percentage in most items. “The higher the efficiency of the project, the lower the cost of water and energy and maintenance of the project will be,” said Daniel Sampaio, superintendent director of OR Nordeste.
The process to integrate the team of certified enterprises with the seal involves a few steps. The first is the evaluation of the project. To this end, in addition to participating in meetings, those responsible for the enterprise send data on the building to representatives of the certifier in the region. Once received, the information is inserted into software, responsible for pointing out, in percentage terms, the efficiency of construction. If the result is 20% or more, the project receives the seal.
Once conquered, the undertaking will be accompanied by visits by the certifying teams and the evaluation of the final product, and no longer based on the project itself. The higher the percentage index, the more efficient the construction is. “The works will have some verification visits. The expectation is that, close to March 2023, when the building is erected, we will have an even higher percentage of efficiency over the finished building. Our team is always challenged to surprise our customers even more ”, pointed out Daniel Sampaio.
Long-term benefits
Also according to Daniel, the achievement of the seal translates technologies and construction methods responsible for reducing the building’s expenses in relation to water and electricity consumption. It works as a guarantee to the client that he will have less expenses.
“The façade’s construction system makes the energy consumption of the air conditioner less, due to the reduction of thermal exchange with the external environment. The project will also have a water reuse system for irrigation and supply of toilets in the common areas. LED lamps will be installed in the living areas and will contribute to a reduction of up to 36% in energy consumption, when compared to a conventional lamp. The materials, such as the toilet and shower, will be used to combat water leakage, which generates a reduction in the customer’s account ”, detailed the superintendent director.
Green IPTU
In addition to the reductions in the consumption of energy and water that reinforce the conscious use of these resources, the City of Salvador offers discounts of up to 10% in the Tax on Urban Property and Territorial Property (IPTU) of projects that have the seal, through the IPTU Green. For this, it is necessary to reach scores that will define the percentage of the discount to which the project is entitled.
